Assessed Property Values

How shares of total assessed property values have changed over time provides an indication of how the local economy has evolved. Chart VII-5 illustrates this data. Chart VIII-5 gives a picture of today's shares of assessed values. Examination of these charts indicates that the local economy has changed over time. For example, agricultural land is now relatively smaller, and natural resources are relatively larger. It should also be noted that some change in relative shares is due to changes in assessment ratios for some classes of property.

The table below shows the assessed value of taxable property in La Plata County since 1980. The table shows both actual assessed values and an index of growth, using 1980 as the base year. The sharp jump in assessed value that occurred in 1987 was due to a state-mandated reassessment that took effect in that year. The decline in values in 1988 and 1989 reflected a drop in real estate values that paralleled the relatively flat performance of retail sales during the period 1985-88. Since 1989, local real estate values have been increasing. The increase in the proportion of assessed valuation in the natural resources category is due to an increase in the value of oil and gas property.
