Guide to Home Inspections

You’re about to embark on one of life’s greatest adventures, home ownership.  As a Licensed Professional Real Estate Inspector, it’s my job to help increase the odds that your adventure will be a dream trip, not a nightmare.  You’ve found a great agent and together you have matched a house to your dreams, life style, and budget.  It’s convenient.  There’s room to grow (or its just the right size for a newly emptied nest).  And, it perfectly valued for its neighborhood.  All the reasons are there to buy. 

 Now it’s time for an inspection.

 What is an Inspector’s job…….and what are some considerations when choosing an Inspector?    

An inspection is designed to give you detailed insight concerning the house you have chosen to be your home.  The format for the inspection report is mandated by the state.  That is, all of the standard inspection items will be the same and will be reported on the same form, no matter whom you choose.  All legitimate Inspectors are State licensed.  All documents you receive, and any advertising must carry the license number.

 An inspection report does not imply warranty of the inspected items or their continued performance capability after the inspection.  Nor does it make guarantees concerning the quality or workmanship of inspected items.  It does state the visible condition and working order of inspected items on the day of inspection.  Ask your Realtor about homeowner warranty plans.

Inspectors are not code enforcers.  They cannot force a repair to be made.  We re directed by the Standards of Practice of our profession as specified by the Texas Real Estate Commission.  The first page of every Inspection Report spells out the responsibilities of the inspector and the rights of the Client, as well as any conditions unique to the individual Inspector’s business.

 The only unmanageable problem is one that you don’t know you have.  Hopefully, you’ll choose the CIA to inspect your home.  But by all means, do have an inspection by a licensed professional.

 Does this mean that all Inspectors are the same?  Not at all.  As with any professional, our levels of knowledge and experience are varied.  As importantly, so is our ability to communicate what we find.

 Understanding the results of your inspection will help to make the transition to you new home a smooth and enjoyable experience.  Ask as many questions as it takes until you thoroughly understand the results of your inspection.  If at all possible, you should attend a least part of the inspection.  Your input is important.         THIS  IS YOUR HOUSE.

Minimum Components of a Home Inspection

The structural Inspection is a visual inspection of the foundation, interior and exterior walls, grading and drainage, roof coverings, roof and attic structures, ceilings and floors, windows, fireplaces and chimneys, and porches or other attached structures.

The electrical inspection covers the service entrance and panels as well as the branch circuits, devices, and fixtures.

 Heating and cooling systems are visually inspected as well as mechanically tested.  Ducts and vents are inspected.

 Next, the plumbing supply system and fixtures, the drains, wastes, and vents, and water heater are inspected.  Indoor hydrotherapy systems are included here.

 Finally, all appliances included with the house are visually inspected and tested for satisfactory operation.

 Optional items include features such as swimming pools, outdoor cooking equipment, or well and septic systems.
