REBUILDING IN PHASES
The implementation strategy is based on the creation of incremental phases of rebuilding over time. Key principles of this strategy are:
A confined site: There are a limited number of available opportunities within the existing developed part of the site. Early phases establish facilities for decanting accommodation and thus create areas for future buildings.
Building from the centre out: The sports hall is appropriately sited for shared and community use, lining the building with other facilities screens its bulk. One of the key principles is therefore to keep the building, refurbish it and hence build from the centre out.
Business as usual: Any rebuilding has to maintain an operational school. The implementation strategy enables the school to operate during each phase
Flexibility: Key to the delivery strategy is flexibility, which can incorporate any future decision making and funding. The Masterplan delivers an interconnected sequence of buildings and public realm rather than individual buildings. The diagrams illustrate three indicative phases.
Phase Two 2015 - 2020 Phase two rebuilds St Paul's School building to the east of the site and includes further courtyards and landscape |
Phase Three 2020 - 2025 Phase Three completes Colet court and includes a theatre, boarding house and further river enhancements |
